Make your Kitchen Look Pricey, for Cheap

It’s no secret that remodeling your kitchen will tack on lots of bucks to the resale value of your home, but you also don’t want to go broke in the process. Real estate experts agree that you shouldn’t go over $70,000 when remodeling your kitchen, and many homeowners can’t even afford to go that high. But that doesn’t mean that you’re destined to live in (and eventually try to sell) an outdated kitchen. You just have to know how to make renovations that will give your kitchen that polished look, but that can also be done for cheap.
Before adding onto anything, installing brand new appliances, or making major changes that you think “will just look nicer,” first fix anything that must be fixed. It’s going to be nearly impossible to sell a kitchen with scratched-up counters or pieces of tile missing from the floor. Fix the existing things that are actually wrong with the kitchen, and then move onto the new things that you think will improve it.
One of the cheapest kitchen improvements you can make are the faucets and the lighting fixtures. These are also things that home buyers look for especially, so make sure that they are all new and aesthetically-pleasing as well as functional as possible. When changing faucets add filters or spray hoses to increase their functionality; and install new lighting fixtures with dimmer switches or central controls to make them more usable as well.
Another one of the biggest things potential home buyers look at in the kitchen are the counter tops. Not only do you need to make sure that they are in tip-top shape, but you also need to pay attention to the material they’re made from. Buyers today prefer mostly granite or marble counter tops so if you can afford the change, you should make it.
Lastly, there are your cabinets – another biggie for anyone who will be look at your kitchen with an especially-discerning eye. These too can carry quite a cost if you want to replace them completely but if you can’t afford it, there are ways around paying the price. Instead of making a complete replacement, take off the doors and paint them, as well as the cabinets, inside and out. A fresh coat of paint will give your cabinets an instant face lift and can make them look like new.
A kitchen renovation can be just the thing to give your whole entire home a whole new feel and make the kitchen even more of a gathering-place than usual (and even up that sales price if that’s what you’re going for.) But it’s extremely important that you never go over your budget, especially if you’re using a home equity loan or other type of loan to do it. It’s easy to go overboard, especially when redoing your kitchen. Remember to try and spend no more than $70,000 and if possible, even less than that.
