Construction mortgages — also known as draw mortgages — carry some special terms, and involve some unique factors. Most importantly, they fall into two major types:

  • Progress draw construction loans, in which the lender only disburses funds as construction progresses. Multiple draws from two to five can be customized to fit each project. An appraiser submits a progress report to the lender to verify that each stage is completed, and then funds are released at each stage of progression.
  • Completion mortgages, also known as “gap financing”, are construction mortgages for projects which are nearing
    completion but may have run out of funds. As such, money is used to finance “completion” of a project already underway.
