                  Our award-winning administration team, CMI Mortgage Services, works closely with our underwriters, lawyers and the rest of our team to ensure your mortgage investments are actively and effectively managed.

                  Our rigorous and comprehensive due diligence process ensures we take the necessary steps to fully assess the risk and potential return of each mortgage asset. We only present our investors with investment opportunities that have met these stringent standards.

                  Origination

                  CMI has successfully originated over $1 billion in mortgages to date. Our experienced underwriters and fulfillment staff carefully underwrite and thoroughly analyze and assess each and every deal. This creates an accurate and comprehensive assessment of risk, which greatly benefits our investors.

                  Closing

                  When we’re ready to close on the mortgage, we notify you regarding the transfer of funds and will send you a Reporting Package within 2 to 3 weeks. This package includes registration documents, legal documents and supporting mortgage documents. Our experienced administrative team also handles all the post-closing activities.

                  Monitoring

                  Our fulfillment and compliance teams provide ongoing quality control reviews throughout the entire term of the investment, ensuring all regulatory documentation is in order and any additional compliance documentation is validated. Our investors receive regular monthly payments without the inconvenience of having to update any of the mortgage documentation.

                  Renewals

                  Our Renewals department reviews each mortgage investment’s performance 60 days prior to maturity and works with the borrower to determine their future intentions. Renewal evaluations may include conducting property assessments, ensuring property taxes are fully paid and confirming insurance is in place before a final decision is made.

                  Enforcements

                  CMI’s rigorous qualification process helps us minimize the potential for repayment issues and the resulting losses to our mortgage assets. Regardless, our administration team has a default management process in place in instances where the borrower defaults on their mortgage. In the event of default, we’ll reach out to the borrower to encourage a resolution, create a customized go-forward plan, and if necessary, initiate legal action and repossession of the property.
